Calculate square footage, material quantity, waste factor, and estimated cost for hardwood, tile, laminate, or vinyl flooring.
Getting the right amount of flooring prevents costly reorders and delays. Here's everything you need to know about measuring and estimating flooring materials.
Total Flooring = Room Area × (1 + Waste Factor)
Measure length × width in feet to get area. Then add your waste percentage. For a 12×15 ft room with 10% waste: 180 sq ft × 1.10 = 198 sq ft needed.
Break irregular rooms into rectangles. Measure each rectangle separately, calculate the area of each, and add them together. For L-shaped rooms, split into two rectangles. For rooms with alcoves or closets, measure those separately and add them in.
| Pattern | Waste % | Notes |
|---|---|---|
| Straight lay (parallel to walls) | 10% | Most common, most efficient |
| Diagonal (45°) | 15% | More cuts at walls |
| Herringbone / Chevron | 15–20% | Many angled cuts |
| Random width planks | 10–15% | Depends on plank mix |
| Tile — large format (24×24+) | 10–15% | Fewer cuts but more waste per cut |
| Tile — mosaic / small format | 10% | Smaller offcuts, less waste |
| Material | Material Cost/sq ft | Install Cost/sq ft | Total/sq ft |
|---|---|---|---|
| Vinyl / LVP | $2–$5 | $3–$5 | $5–$10 |
| Laminate | $3–$7 | $3–$6 | $6–$13 |
| Engineered Hardwood | $5–$10 | $4–$8 | $9–$18 |
| Solid Hardwood | $6–$12 | $5–$10 | $11–$22 |
| Ceramic Tile | $3–$8 | $5–$10 | $8–$18 |
| Porcelain Tile | $5–$15 | $6–$12 | $11–$27 |
| Factor | Hardwood | Laminate | Vinyl/LVP | Tile |
|---|---|---|---|---|
| Durability | 25+ years | 15–25 years | 15–20 years | 50+ years |
| Water resistance | Poor | Moderate | Excellent | Excellent |
| DIY difficulty | Hard | Easy | Easy | Moderate |
| Home value impact | High (+ROI) | Moderate | Moderate | High in kitchens/baths |
| Best rooms | Living, bedrooms | Bedrooms, offices | Kitchens, basements | Bathrooms, kitchens |

Bottom line: If you want maximum home value, go hardwood in main living areas and tile in wet rooms. For rentals or budget renovations, LVP gives the best bang for your buck — waterproof, durable, and easy to install.
